Who we are

Let IQ is a property compliance tracking service for private landlords in England, operated by Tristan Bates trading as Let IQ. Our website is let-iq.com. You can contact us at hello@let-iq.com.

These terms form a legally binding agreement between you and Tristan Bates trading as Let IQ. You accept them when you create an account; the sign-up form links to them and to the Privacy Policy at the point you agree.

The service

Let IQ provides automated compliance tracking, document management, and reporting for residential landlords in England. The service tracks statutory compliance deadlines, processes documents you upload, and generates reports and alerts based on that information.

Let IQ is a compliance management tool. It is not a substitute for professional legal or regulatory advice. You remain responsible for your own compliance obligations at all times.

Your account

You may be an individual or a business. You must be at least 18 years old to create an account.

You are responsible for maintaining the security of your account credentials. You are responsible for all activity that occurs under your account.

You must provide accurate information when creating your account and keep it up to date.

Subscription and payment

Let IQ is a paid subscription service. The price is £5 per property per month, plus £10 per month for each active user on your account beyond the first. Each monthly bill is calculated from the number of properties and users on the account at that time; adding or removing properties or users applies from your next bill and is not prorated. Prices are in pounds sterling. We are not currently registered for VAT, so no VAT is added; if that changes we will give you at least 30 days' notice.

Every account starts with a 30-day free trial. No payment is taken and no card is needed during the trial. When the trial ends you will be asked to add a payment method; until you do, access to the account is paused (your data is kept and nothing is charged). Once a card is on file, billing starts and renews automatically each month.

We use Stripe to process payments. By subscribing you agree to Stripe's terms of service at stripe.com/legal. Card details are held by Stripe and never by us.

If a renewal payment fails you will see a warning in the app and Stripe will retry the card. While it retries you keep full access. If the payment cannot be collected the subscription is cancelled and access is paused until billing is resolved from your Billing page.

Cancellation

You may cancel your subscription at any time from the Billing page in the app (which opens the Stripe billing portal) or by emailing hello@let-iq.com. Cancellation takes effect at the end of the current billing period; you keep access until then. We do not offer refunds for partial billing periods.

After your subscription ends you keep read-only access for 90 days to retrieve your documents, the account is then closed, and its data is permanently deleted 90 days after closure. You can close the account and download everything yourself from Settings at any time.

Price changes

We may change our pricing from time to time. We will give you at least 30 days notice of any price increase by email. Continued use of the service after the notice period constitutes acceptance of the new price. If you do not accept the new price you may cancel before the change takes effect.

Your data and documents

You retain ownership of all documents and data you upload to Let IQ. By uploading documents you grant us a limited licence to process them solely for the purpose of providing the service to you.

You are responsible for ensuring you have the right to upload any documents you provide to us. You must not upload documents containing third party personal data without a lawful basis for doing so.

Availability

We aim to provide a reliable service and maintain high availability. We do not guarantee uninterrupted access to the service. We may carry out maintenance from time to time which may temporarily affect availability. We will endeavour to carry out maintenance outside of business hours where possible.

Our liability

Let IQ is a compliance tracking tool. It reads the documents you give it and applies the rules described in the app; it cannot know about a document it has not been given, and it does not guarantee that use of the service will result in full legal compliance. You remain solely responsible for meeting your regulatory obligations as a landlord.

To the maximum extent permitted by law our total liability to you for any claim arising from these terms or your use of the service is limited to the total amount you paid to us in the 12 months preceding the claim.

We are not liable for any indirect, consequential, or special losses including but not limited to loss of profit, loss of data, or regulatory penalties.

Nothing in these terms limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

Acceptable use

You must not use Let IQ for any unlawful purpose. You must not attempt to reverse engineer, copy, or reproduce any part of the service. You must not use the service in a way that could damage, disable, or impair it.

Intellectual property

All intellectual property in the Let IQ platform including software, design, and content belongs to Tristan Bates trading as Let IQ. These terms do not transfer any intellectual property rights to you.

Changes to these terms

We may update these terms from time to time. We will notify you of significant changes by email with at least 30 days notice. Continued use of the service after that period constitutes acceptance of the updated terms. If you do not accept the updated terms you may cancel your subscription before they take effect.

Governing law

These terms are governed by the laws of England and Wales. Any disputes arising from these terms will be subject to the exclusive jurisdiction of the courts of England and Wales.
